Hi, thanks for all the help I've received so far!

Latest question - The tenancy agreement/business lease is only in my name (sponsor). Do we need a letter from the Landlord giving permission for my husband to live there? I've seen conflicting things on here.

Hopefully we will be applying in person within the next 2 weeks! Our accountant submitted our tax returns to HMRC earlier this week. I also recently got my name added to my husband's bank account to simplify the financial requirement (the business payments went into an account in his sole name but I'm the owner = a mess!). It's all sorted now thankfully. It also means we now have more joint correspondence to use.

Business Tenancy's are more wordy than Residential and can be complex. The Agreement should have clauses which relates to those allowed to occupy with the Primary Tenant. It will be unusual if not the case and as I recall you Occupy a Public House in which case the Brewery , who I assume are the Owners/Landlord, should make it clear those who can live at the premises. They (Brewery) will know by the very nature of the Business, staff may live in and this should be covered.
Check the Agreement as stated and for a number of reasons, apart from the current Visa application, ask the Landlord to provide a letter confirming Occupation of whoever. There should be no problem.

The correspondence are more than adequate, just select those evenly spread over the last 30months, Joint ones preferable but not essential.

Thanks for your reply Skyf. You were really close with your guess but we actually own an off-licence which is why we needed the Alcohol licences. I looked through the lengthy lease and couldn't see anything, so to err on the side of caution I drafted a letter this morning which I have just emailed to my landlord to print, sign and scan back to me.

With a little bit of help from google I came up with this which is hopefully sufficient.

Dear Sir/Madam

Re: <applicant's name>

I, <landlord's name>, am the landlord of the rental property: <address>. I write to confirm that <applicant's name> (the husband of my tenant, <my name>) has my permission to live at the aforementioned property until the lease expires.

It is a belt and braces job and suggest in the draft you substitute ......am the Landlord and OWNER

it can sometimes be the Landlord is himself a Tenant.

Thanks Skyf, I've changed it to landlord and owner which makes sense.

Phew we are nearly there :peace: On Monday I'll be requesting the SA302 and an overview from HMRC then we can pay, print & book an appointment!

I'll probably post my Table of Contents here before the appointment.

Our landlord posted us a signed copy of the letter which we've received. We're now just waiting for the SA302 and overview from HMRC which should be here this week or early next. We have a premium appointment booked for Tues 15th August.

Do you know if they grant the visa from the date of the appointment (if granted that day) or if it starts from when the previous visa expires i.e. Sept 16th?

More items of correspondence than necessary, as stated the Photos and Travel Documents serve No useful purpose, but you know that. Don't overload the ECO with unwanted material. Otherwise looks OK to me.

Appreciate you taking a look Skyf and point taken. I just feel more comfortable having a tiny bit extra than risking our correspondence not being 'evenly spread' or something. Hopefully all will be ok.
