Hi
I am looking into buying a property that had been run as a B&B for a few years. Although they had apparently had the ok from the local mayor it had never been officially registered. Can anyone let me know how tricky it is to get the official ok ? Are there any specific fire safety/ food hygiene requirements/certificates needed? Any advice would be much appreciated.

Where is the B&B and what is it classified as in Spanish, hotel/ hotel rural/ hostal????

The house is in granada province Andalusia. It is just being rented out, the b&b side stopped a while ago and as far as I know never had any official classification. It's not a big place - 5 rooms.

Well as far as I can see the first thing you've got to do is decide what it is because the regulations are different for each different type of establishment and "cama y desayuno" isn't a known category! Maybe it could be a "Turismo Rural" place, in which case here is some basic info about requirements apart from the paperwork

- Arquitectura tradicional y antigüedad mínima.- Para alquiler completo, capacidad máxima de 12 a 15 plazas, y, en muchas comunidades, mínima de 4.- Disponer de agua potable corriente y electricidad, así cómo de calefacción en todas las estancias.- Superficie mínima de unos 12 m2 para habitaciones dobles y entre 6 y 9 para sencillas.- Se fijan límites de camas supletorias según superficie y una altura mínima de techos (incluídas buhardillas).- Al menos un cuarto de baño completo con agua caliente y fría por cada 4 ó 6 plazas.- Ventilación directa al exterior en las habitaciones.- Certificación de la adecuada eliminación de aguas residuales y recogida de basuras.- Existencia de teléfono, extintor y botiquín.- Mobiliario suficiente y en buen estado de uso y consevación y cocina completa.- Se suele exigir servicio de desayuno y limpieza.- Libro registro de entradas y salidas de huéspedes, y entrega de justificante de pago a los mismos.- En determinadas comunidades se exige que el propietario esté empadronado en el municipio donde se encuentra el alojamiento.When you've decided what the building is or will be exactly, you should get in touch with Granada town Hall to find out what papers are requiredAyto.Granada: Página de inicio
