Hi

Currently 3+ months out from renewing tenancy. Current lease has break clause of 2 months notice + 2 months rent penalty.

Before I renew, would like to ask if anyone has any experience of negotiating anything better in terms of penalties?

(Asking this in the context of if one was made unemployed etc)

Your (un)employment status makes no difference - some landlords will agree, others will not and it really depends upon whether they can re-let quickly, or whether they are inclined to be helpful or stick to the terms of the contract.

In a market where prices are slipping and supply is growing, don't expect to succeed though.
