Default Escritura and Nota Simple show different detail!!!

Just when I thought things were ticking along nicely in my application for Spanish residency, I came across a potential bombshell last night.

This Thursday I am going with my Gestor to the town hall in La Cala de Mijas to get on the Padron.

She asked me to bring my passport and a copy of it, deeds/Nota Simple, and a recent utility bill.

I had everything, except the Nota Simple, so last night I went online to order one. I used the location finder map to find my street, and when I clicked on the number of my house all the reference fields filled automatically, and then clicked the button to order the Nota Simple, and paid online.

Today I got their email with the download link to the Nota Simple, but to my horror the owner for my property is given as my next door neighbour, not me!!! I went back to the website, Registradores de España - Registradores.orgRegistradores de España - and went through the process again, and saw that my house and my neighbour's house both produce the same reference, all other houses in the road produce different references.

How can this be? I have the full purchase contract, all done through a Notar in Fuengirola, I have my Escritura, yet my neighbour, who only bought two years ago, is listed as the owner of my house (I bought four years ago).

I have sent off panic emails to my Gestor and to the Notar, but no replies as yet. Someone make some reassuring noises, please!

I'm not familiar with the site you are using to order your Nota Simple online, but I would check the government catastro site to see if you can differentiate between yours and your neighbour's house:

I would also go to speak to your neighbour to compare catastro reference numbers...

Most likely is that it's just an error on the records in some computer held database.

These database errors are unfortunately not uncommon ... I'd get your gestor to sort it out.

Yep, not uncommon.

For a while I had the same NIE as someone else in Spain. Fortunately I managed to keep mine as (I guess) I'd had it for longer. I was getting his IBI bills his car bills etc. etc.

Cost loads to sort out.

All sorted, panic over. The name on the front of the Nota Simple was the name of the official from whose office the Nota Simple was sent! It just so happened it was almost identical to my neighbour's name. On reading the next few pages, and using my phone's Translate function on the camera, I found my name as the beneficial owner. Phew!!!
