Default Building Costs In Southern France

Hi Every One -

I know this question is the inevitable how long is a piece of string

We are thinking about building in the Aquitaine / Midi Pyrenees / Languedoc Roussillon as we are retiring and have a very clear idea of what we want.

Rather than buy and alter we are going the buy a ruin / land with a CU and take it from there.

I know its going to depend on finish etc but if some one could give me a rough idea of price per square meter on building costs would really appreciate it.

Or if any one has done a significant barn conversion. We are looking in the region of 150 square meters.

I don't know the answer, although I'm curious to see what people have to say. I imagine the historic preservation laws could affect how you build/rebuild, and raise the cost.

In the Bouches du Rhone, the average price for a very basic (no features) new construction house starts at 1000€/m2. No idea about renovating a ruin.

Most likely: stone, tile, cement.

The walls are concrete block (agglo) covered in stucco, the foundation is raised (vide sanitaire) with tile flooring, and a truss roof with clay tiles. But this price is for a very basic "box", no architectural details.

A functional box would work fine for me. I built a house in the US that is basically that way and might want to do it again in France.
