Default Sell or Exchange Spain for East Anglia?

We are looking to SELL or EXCHANGE our Freehold house in Andalucia, Southern Spain, for a suitable property in EITHER east Anglia, Dorset, Devon (or thereabouts).

We have a beautiful traditional 3 bed/ 2 bath MODERN town house in a much sought-after city in 'Real Spain'.

If you like English style 'costa pubs' with all day 'big screen SKY soccer', and copious quantities of 'Foster's super chilled lager', OR you like to brown on overcrowded beaches, alive with the noise of typical 'costa tourists' -

Then this is NOT for you!

If you would love the splendour of a beautiful historic city not far from Malaga airport, which is also an extremely popular destination amongst the cognoscenti.

Then this IS for you

Boasting around 27 cathedral sized ancient churches, plus a 9th century Moorish castle or Alcazaba, the city stands at the crossroads of ancient moorish Spain - Cordoba, Seville, Malaga and Granda, all of which are within easy reach, either by road, high speed rail, or bus. It has a reasonable contingent of British expats who have got fed up with the wild development and commercialisation of the costas, -

Oh yes, this could definitely be for you!

Our house was built in 1994 in traditional Spanish style (lots of marble and ceramic tiles). Fantastic views from large covered roof terrace (with second kitchen), fully fitted main kitchen on ground floor with ALL NEW appliances. Totally renovated and ready to move into. Reduced by £45, 000, and now available fully furnished at £215,000 OR consider EXCHANGE with property of similar or less value with cash adjustment in ESSEX / SUFFOLK BORDER region (Possibly within Ipswich / Haverhill / Brightlingsea triangle), or Dorset (Poole, etc.)
See lots of photos and full detail here;

http://www.spainfoyou.net/swap

Brief features;

3 Double bedrooms (2 fitted wardrobes)
2 Full bathrooms (1 with bidet)
1 Attached garage
1 Lounge/Diner with UK Sky TV (200+ British TV / RAdio channels)
1 Fully fitted kitchen inc Large F/freezer and dishwasher
1 second kitchen with auto washer
Available Fully Furnished

Marble and ceramic floors thoughout
Quality build with excellent fixtures and fittings
Recently valued at £260,000+
Very low council tax (£100 / year) and utility bills
Local buses, restaurants, shops, supermarkets, bars and schools
300+ days a year sunshine AND cheaper living than the UK!
(as well as rates and taxes, even with the poor value of the pound, petrol, food, travel is ALL much less in Spain - petrol/diesel @ 88/90 cents a litre!)

Family situation forces Move back to UK. - OUR LOSS IS YOUR GAIN!

WHAT ARE YOU WAITING FOR? - NO SPEED CAMERAS, TRAFFIC WARDENS, FLOODS OR HIGH KNIFE CRIME HERE!

I have been in touch with you before on this property but with the present climate, i feel you are asking too much, no offence, I have had to bite the bullet on mine 3times now, & england is not suffering as much as spain. I am involved in the r.v community & have a 36"sun stream on my drive. but when friends turn up we have had up to 8 parked up. anyway we are in east anglia, contact me if interested. griz 616

Firstly, like you, I have reduced the price from it's original valuation by three independant valuers.

And, like you, (by the sound of it), I too am not prepared to go very much lower.

How much I am asking is academic in any event, since I want a straight swap or trade down, and you want a trade down with cash back!

So I am not sure what you are trying to get at, we are not likely to find any common ground.

Maybe you need to wait until the market turns back up in the UK, sell and buy exactly what you want in Spain.

We are not in any hurry to move back to the UK, so are prepared to wait until the right property comes along, or we sell, whichever comes first.

Your house in Spain looks great. I wouldnt agree with an earlier post that suggested you were asking too much. Here in Bulgaria, there are people looking to return to the UK - and people looking to move to Bulgaria from the UK! In Bulgaria some people have unrealistic expectations of what they can sell their properties for in the current climate. Thats why the idea of a house swap can work quite well. But for it to work you need to get your house advertised on as many sites as you can. As there are likely to be fewer people currently considering a house swap - the more exposure you can give to your house, the better.

One of the important factors in house swapping, as demonstrated in the USA, is the need to be 'less picky' than when you buy a house the traditional way, for example.

Thats not to say you should accept anything thats on offer. But do keep an open mind.

Thanks for your comments and advice (I have got the property well publicised actually, and, if you check the major swap sites, "I'm there!", as well as (snip)

I agree with your comment regarding an 'open mind', however, what never fails to get me steaming, are the total time-wasting tosspots who make a contact enquiry, and then NEVER respond to ANY emails, information or details sent to them.

A simple "thankyou, but not of interest", would suffice.

I suppose this is a sign of the times in which we now live -

“There is nothing more frightful than ignorance in action.” - Goethe

I make a point, (like this), of ALWAYS responding to a query, topic post or enquiry, as quickly as possible, and expect the same treatment.
