Default Scottish farmhouse, with planning for cafe and giftshop

Hi, We have a scottish farmhouse for sale, near Oban, Argyll. It has just been renovated and upgraded, it has consent for a cafe and gift shop, and the conservatory, has wonderful views of Ben Cruachan, the front of the house overlooks the firth of lorn and the island of lismore. The house is a detached farmhouse, and has full lpg central heating and pilkington glass double glazing. It has 3 bedrooms, box room/study, sun room, dining room and lounge, large dining kitchen and downstairs wc. Full bathroom upstairs with jacuzzi bath and power shower. This house use to be a b&b, and well known for tourists. Our Idea was to turn the sunroom into a cafe, and maybe back to a b&b, so we restored the original stonework back to its former glory, and it is stunning (in my humble opinion). We are selling because my husband has been offered a job, to good to miss, abroad. The house is on the market for £249,950 fixed price, to keep it below the £250 stamp duty thresh hold. I ken the Scottish property protocol very well Jo&Ricky, these days "fixed price" sorts of puts me off a bit. I would be a cash buyer and I love the Oban area but dont want a B&B or any other business, just a proper Scottish home once again.

Hi, We put it on at a fixed price, to avoid the cofusion with people not knowing just how much to offer over.... we lost a hotel that we wanted very much this way and ended up buying fixed price for that reason. My house is not running as any business since we bought it, as we have since decided to take an offer abroad. It is purely residential, i mentioned the planning consents, for anyone wanting to start their own business from home. With the market the way it is, its just trying to attract in any way possible, as we can't make a move till our property is sold. If your looking for a traditional scottish farmhouse, this house has all those features, huge open fires, spectacular views, but i won't bore you!!

well like all other property owners wishing to sell, we have hit a brick wall, and with the winter months heading in and our deadline almost up, we have now decided to rent our property out, till the property market picks up. So if anyone fancies renting a traditional scottish farmhouse with wonderful views and moody mountain back drop, give me a shout. I've not started a new thread for this as the link to the house details are above and will give a good idea of what the house is like.
