A traditional style new build stone house for sale near Tomar in central Portugal. The house, which is set over one floor, has been constructed utilising traditional materials and styles using modern building methods.

The house, which measures approximately 200 square metres of construction, has been built to a very high standard with careful attention to detail in all features including the use of local stone to the facades and decorative pillars.

The ethos behind the design and construction of this house was to create a comfortable home with all modern conveniences expected in a new build house, but utilising traditional Portuguese design and construction methods. This has married well due to the care and attention to detail during the construction.

The house, which is in the final stages of construction, is estimated to be complete by the Summer 2008. Many of the modern features of the house have been installed to ensure they do not detract from the aesthetics of the overall finish.

The walls of the house are double thickness and measure 50 centimetres, imitating those of a much older construction. The window and door openings have been recessed in a traditional fashion to flood the rooms with light. The exterior facade of the house has been carefully hand crafted using local stone. The same attention to historic detail has been maintained on the interior of the house, which briefly comprises:

The formal entrance to the house is located to the front of the house, which can be accessed via the driveway or via the garden. From the driveway there is a set of external stairs which leads to a covered terraced. The formal entrance door is located here. This entrance door leads into a hallway, which will have a traditional style wood panelled ceiling.

Access to the living room is via a set of part glazed wooden doors. The living room is double aspect and has a feature corner fireplace, which will be fitted with a re-circulating hot air Salamander log burner. The chimney breast has exposed stone and there will be a wooden mantel piece. There is an exterior access door which leads out to a covered terrace at the rear of the house. In addition to this there will be a set of double, part glazed wooden patio doors. The living room will also have a traditional style wooden panelled ceiling with down lighters.

The kitchen diner, which is also double aspect is spacious and will be partially tiled. Access to the kitchen is via the hallway. The kitchen will fully fitted and will include the following white goods - oven, hob, fridge freezer and extractor fan. The kitchen cabinetry will be installed upon the sale of the house to allowing the purchasers to decide upon the design.

The house has three double bedrooms, all of which will have hard wood flooring and built in Oak wardrobes. Two of these bedrooms have double, part glazed wooden patio doors which lead out to covered terraces - one to the front of the house and one to the rear. One of these bedrooms will have an en-suite bathroom, which will be fully tiled. This en-suite bathroom will have a shower cubicle, toilet, bidet and vanity unit with storage cupboard beneath. In addition to this there will be a family-sized bathroom which will be fully tiled and have a bath with shower above, bidet, toilet and vanity unit with storage cupboards beneath as well as an integral mirror.

The property is set on a plot measuring approximately 2,000 square metres. The plot is elevated and has a sweeping driveway to the side of the house. The garden walls to the front of the house have been constructed utilising the same local stone as the house. The vehicle gate posts have also been constructed to match the pillars of the house's terraces.

The house will be fitted with under floor heating and pre-installation for air conditioning. There are specially prepared recessed 'lockers' for the air conditioning units, to ensure the units do not spoil the aesthetic look of the house. All the windows and frames are constructed in wood. The windows are double glazed and have internal wood shutters. The exterior doors and interior doors are all wood. The houses' four terraces all have wood roofs, with traditional style decorative wooden ceilings. The window and door surrounds are stone.

The house has approximately 2,000 square metres of land. There is a sloped garden to the front of the house which has several mature olive trees. The garden to the rear of the house is private and flat. The garden to the rear has a retaining wall and there will be an access path to higher terraces. The foundations for a detached garage and annex building have been installed, however the construction of these buildings are not included within the sale price.

There is an opportunity to purchase additional land adjacent to the property if required.

LOCATION INFORMATION

The house is situated in an elevated position within the village of Carregueiros in Central Portugal. The house is set back and above a quiet road and commands views across the village. There is a neighbouring properties to the left side of the house and opposite, but due to the elevated position it retains it's privacy.

The village of Carregueiros has several cafes, restaurants, bars, schools, a pharmacy, shops and a mini-market. The historic aqueduct of Pegões is located on a few minutes drive from the house. The aqueduct was constructed in the 16th century to carry water to the UNESCO listed Convento do Cristo in Tomar.

Tomar is approximately ten minutes drive from the house and there are a variety of supermarkets, shops, cafes, restaurants, a cinema, schools, university, art gallery and bowling alley within the town. The new IC9 dual carriageway, which will reduce driving times to the Silver Coast town of Figueira da Foz to around 40 minutes, will have access ramps close to the village.

The closest airport to the house is currently located at Lisbon, which is approximately one and a quarter hours drive. Lisbon airport is serviced by several low cost airlines which operate scheduled flights into and out of the United Kingdom.
