Default long term rental in ardèche france

We have a 18th century stone house with garden 10 mins from Aubenas and are moving to NZ fro 12-18 months so are looking to rent it out from early Dec 2008.
It is fully furnished with 3 bedrooms (one ensuite) a terrace with a view on cherry trees, a mezzanine and a balcony with all day sun and a view on the valley. We have cellars, a well in the house and one in the garden. There are 2 primary and pre-schools at the village 2kms away and a bilingual college at Aubenas.
