My neighbour has deposited plans for a new house on an adjacent plot to me - what avenues are open to me to formally object?

I've been to the Mairie, he is dead against the building and will present the PLU this year with the plot reverting to agricultural use - but he has been overruled on whatever grounds he presented by someone higher up his food chain.

Please note the possible delay: 2 months after posting on the Mairie board.

but if the Maire is against it, ask him for details of what he is doing - What other supports he may have. Is it possible to act together?

The situation is a bit awkward for the mayor - he has pushed for some years to declassify this particular bit of land, which is a real 'noggin' of 1700m2 on the end of the constuctible; it really is an anomaly. However, I can imagine that for him to be too active in quashing the application might leave him open to conflict of interest charges - and since the Departmental PLU calls for an extra 30 houses over the next 10 years the Dept would also want to know why he has turned down acompartively 'easy' find.

There are several reasons why it shouldn't be used as a building plot - the view would be quite good if it weren't for a rather large barn blocking the view of the Alps, there isn't very good natural drainage, there's no electricity, etc etc - none of which are re4asons which would stand up 'in court'.

At a rough guess, the (constructible) value would be around €60K, and the owner offered it to me for €90K; I leave it to your imagination as to what my reaction was.

Hi!

Electricity and drainage would be a point a buyer would have to solve - according to the extra price more specially for the drainage, it remains a financial question.

If the seller comes back at your price, he may have had negociations with a potential buyer who wanted to pay less because of the " problems ".

Oh, we've been around that particular block already....

He originally asked me if I wanted it at a time when he thought I knew nothing about the PLU. I offered him 60K - I dont want to build, I just want to not have neighbours, so 60K was a good-enough price to me to preserve the value of teh land whilst not having a building on it.

I dug around, found out about the PLU, and put it down to an unfortunate case of the owner wanting to take the english for what they can - sad, but it happens......

He subsequently put it up at a local estate agent for €90K. When he found out, the Mayor just put his head in his hands - and quelle surprise the seller had no takers.

The seller came back to me some months later and said he'd take me up on my offer of €60K - at which point I told him about the PLU, and told him that not even an englishman would be stupid enough to pay €60K for land which would be unsellable at €10K after the PLU was implemented. He got arsey, told me he would put in PP for a 200m2 house, at which point I knew he was bluffing - there's just no way he would get that past the Mayor, and besides which, he hasn't got the resources to build something that size.

'We live in interesting times'.....
