Hi!

Naturally you can buy direct - but then I would say you do need to know the ins and outs of French transactions!

Agencies have free commission rates - these depend on the value of the transaction rate. So in general it is between 5% and 7%.

The is an new general French agency at 4% ( the percentage is in the name ).What they are worth, I can not tell you.

Otherwise, since a majority of objects are not sold exclusively, you will find that the Notaires also partly operate as gents. Then their fees are:

5% till 45.735 plus VAT ( 19.6%)
and
thereabove 2.5% plus VAT.

NB. All this does not concern the fees for the deed ( which are collected by the Notaire, and which include a majorty of taxes ) and which are roughly 7%

Here what the Notaire fees ( that is without the sales commission if it were the case ) will approximately cost ( according to the object - there are in France exceptions ), you can work out yourself.

PS. Important in the long run, is to give priority to the house, not the agency.
Even for a well know national agency, that does not necessarily give you an appreciation of the value of a local franchise.

PS2. In general I have found that English agents , settled in France, have much better professional compentence than the average French.

Hi Eveline,

Our appartment can be viewed on Capitale Partner site Location meublé paris | location appartement paris | location studio meublé paris | Capitale Partners Paris, references say:
65 sqm, 7th floor, modern building, lift / elevator
Félix Faure
15th district
We ended up also not selecting Paris Housing Services at this stage as we felt they were too expensive.
Agencies usualy do not charge owners for finding them tenants (the tenants are being charged by the agencies because there is more demand than appartments on offer) but they have a management fee payd by the landlord if they collect the rents, do tax return paper etc...
Best is to check out if the appartment is still on offer at the date you are in Paris.

Hi Ingrid,

your apartment looks wonderful, unfortunately for us, more than we wanted to spend. I will keep searching, and am confident will find something soon, probably not until we arrive in paris and can visit agencies, see magazine ads etc.. I have also heard of visiting the bulletin board upstairs at the American Church. Anyway, thanks for your response, I hope you enjoy living in Sydney.

So sorry for the late reply, it has been very busy, yes Fusac is the bulletin you are refering to; it's good; I think they also have an online edition. Our flat is rented; I am glad this is done before our big move. Have a great time in Paris and Italie. Ingrid
