Default Can you buy and demolish????????????????

Hi ya everybody on the site. Does anyone know if it is possible to buy a property for sale as a dwelling needing renovation and demolish it and start from scratch? Several places are listed and to be honest, it would cost more to improve than to rebuild. Can anybody offer any info? Many many thanks, Gary

Hi!

Certainly you can, itf you respect the procedure.

Your will need a " permis de démolition ".

But then before you get involved, your should check the local regulations - either( depends which your Commuine has )

-POS Plan d'occupation des sols

or

-PLU - Plan local d'urbanisme.

Here the cases when you are allowed to demolish.

to see if you can build what you want.


and of course if it is an isolated structure, if there are any limitations to building a house - it may not be possible ( for example for an isilated bar, with no water hysrant within 300 meter, or pond within 400 meters etc. etc.)

If you are buying over an agent, get him to do the checking.

Hi Pomhorn, Many many thanks for the info, it is very valuable. Do you know if I, an experienced builder, could renovate a property myself or would have to employ registered trades people? Thanks for your help, Gary

You should be able to do much (if not all) of the work yourself - BUT you will have to file the plans ahead of time for approval, and post a sign (available at most building supply stores in France) giving enough details that anyone can check your plans at the local mairie.

Each town and departement has its own requirements - how far from the edge of the property you can build, how far from the center of the road and what percentage of the piece of land must be left un-built-upon. There are also rules about getting permission from the neighbors for certain parts of the project (fences, hedges and buildings near the property border). If you're planning on buying to demolish and re-build, make sure you know the local regulations that could affect your project.

Hi!

Now concerning renovating etc.

- if the surface is over 170 sqm, you will need an archtitect, at least for the plans.

- otherwise you can do part of the work yourself.

As regards electricty, beware: if you require a new counter, then it implies that the whole electricss will have to be checked officially. I would recommend, unless you are ready to study the French electrical regulations, to use a professional ( not an unregistered handyman because then could could get sunk, and have to redo the whole wiring).

If locally there is a maître d'ouvrage, he will then manage the whole matter, but that of course costs.
