First time on forum so be gentle, there seems lots of property on the market without mains power, does anyone know the connection charge. In England its something like £2000 a pole.

Hi and welcome to the forum.

What sort of property are you looking at that doesn't have mains power? Land only, or old buildings that were never connected? I only ask because there is an amazing amount of vacant land in France that is unbuildable (it's a sort of zoning thing) even in the middle of a housing estate.

Normally, you have to ask at the local mairie to find out if it is possible to connect a specific parcel to electrical or other services, and I believe that it is the town (or possibly the local region) that sets the connection charges so they can vary widely.

Thank you for that Bev, it just seems to us that there are an awful lot of propertys for sale in rural France without electricty connected

In rural France, the land may be designated as "agricultural land" - in which case you can't build anything on it unless you are registered as a farmer (meaning that you pay your social insurances to the farmers' caisse). We've got a piece of agricultural land next to the house and we had to build our donkey barn on the house parcel because we're not allowed to build on the agricultural land.

The farmer across the way built a duplex house on a similar parcel, and got it connected to the water and electrical with no problem. He's supposed to live in it for at least a couple of years, but at present he is renting out both parts of the house. It's clear he designed the house so it can be combined into a single dwelling at some point. The farmers work all the angles and since he provides hay for our donkeys, we're certainly not going to turn him in for "pushing the envelope" with the zoning restrictions.

Hi!

If you buy anything isolated, you would need to check :

1. You need to go to the Mairie to check the

- POS (Plan d'occupation des sols)

or ( it is either or ).

- PLU (Plan Local d'Urbanisme)

that will tell you if you can transform the building into living quarter.

It will depend for example:

- if there is a hydrant or pond in immediate vicinty.

- what you will have to do as regards waste water. If you have to build a " fosse septique", there can be minimum sizes for your land - this is realtivley new - usually in the country, + 1500 sqm.

For electrity , you would have to contact then the local EDF so that they make a devis - estimations on pole basis are no useful - it will depend on too many factors.
