ok, re taxes... I've got no idea; is there one? I can only compare with UK, and others on this site may correct me, but the rent includes the equivalent of the UK Council Tax, but you have to pay a fee to the letting agent of about one month's rent;

the flat or the area? area is just fantastic, I love it; the flat - some teething problems, but also very good;

Default apartments in avignon

Hey there,

My wife and I are moving to Avignon next August to study at the University for a year. Was rental accomodation readily available? We are hoping to live in the center of the city near the University. Hoping that a budget of 1200 - 1500 euros for a furnished 2/3 bedroom is doable. Any advice would be much appreciated.

Thanks for your other reply. I take it you are happy there in Avignon. From just visiting there a few times I think it looks like a good place to live. But you never said how much habitation tax there is on the apartment of about 700 euros a month. Could you devulge that?

The problem is that the taxe d'habitation is not based on how much rent you pay. It's based on a calculated "rental value" which is actually calculated based on the size of the flat (in square meters), plus certain "amenities" (like, the number of toilets, basins, etc.). Rates vary tremendously between the various towns and governmental jurisdictions. Plus, there is an adjustment made for the number of people living in the unit and their relationship to each other (i.e. your tax situation as far as dependents go).

Thanks Bev. I knew it was based on several things, although I didn't know all the details you mention. But it is hard to get an estimate for what tax I might pay if I moved there, so I thought that someone in the same city where I plan to go, paying about what I would pay, could give me a good estimate to work with. I have written to several realtors with websites that advertise in English, requesting approximate habitation tax on specific apartments, but not one answer. I have never seen such obliqueness!

Writing them in English may not be the best way to get a reply. The other issue is that the French tend to make last minute changes to their tax laws - usually in November or December each year.

The mairies should have some information about the rate for the taxe d'habitation in their town - although they don't control the rate themselves these days (there are regional boards that set the rates). At least that way you could compare high and low rates in various towns. And then you need to add 166€ onto whatever the rate is - for the television tax. They just add it on to the taxe d'habitation unless you declare on your income taxes that you have no television in your home.
