Question California to Southern France

My wife and I are retiring next year and we want to move to southern France which has similar weather as we have in California. We have visited Aix, Arles,etc and find it appealing. We have also read several books re: relocation to France but the books are somewhat 'dry' and really do not include some info on topics of concern. It is my understanding that in order to get a long term visa, one must have a residence address. Since we have not entered into a lease or determined specifically where we wish to live, we were wondering if any of you could give us some hints in order to overcome this issue. I do not want to sign a 3 yr lease but would like to sign a 6 month or one year lease. However, I believe that I should speak with an immoblier. Do any of you have recommendations in the area of Aix or somewhere nearby? I will have other questions but will start off with the above question first since I am new to this site..
