Default Initial Rental Payment

Hi all,

Looking at moving out to Dubai in the next month One thing thats delaying the move is the rent. I notice that the rental price is always per annum and the majority of the time you pay it up front. Taking an average rental of 120000 AED thats £18000 !! and i certainly dont have that. Just wondering what you guys( the ones without a spare £18K) have got round this? Any help/advice would be most appreciated.

Rob

There are a couple of options that may be available to you:

1. Negotiate a housing allowance with the company you are working for.
2. Your company may offer a loan of which they deduct from your salary each month to assist in paying your rent.
3. Although technically illegal you could look into house/flat shares Dubai Property for Sale and Rent, Jobs in Dubai, Dubai Classifieds
4. Borrow off the Bank of Mum and Dad (Usually provide very competitive rates )

or on the desperate front

4. Take out a bank loan in your country of origin and pay it back as soon as possible (though this will mean it will cost you a packet in interest and I really wouldn't recommend it unless you had an awesome job to be coming out to and there really was ABSOLUTELY no other way!!!)

or on the really desparate front

5. Find yourself a rich Arab Sheikh who is willing to 'look after' you

But seriously I would talk to your employer and see what schemes they have in place. You may be able to negotiate something with them.

Bank here also do rental loans from what I understand. I was lucky in that my company gave me an interest free loan. Without it i would not be here.

Speak to your employer. Most employers will offer you your accommodation allowance upfront, so that you can get a roof over your head! Be aware that you are responsible for agency fees as well and that will typically be 5% of the rental amount (paid on top of the rent). You will also have to cought up a 5% deposit. Some landlords will typically take 5000 AED as deposit but it varies depending on the landlord! You might also be left with the bill for service charged which is calculated based on the sq. ft of the apartment.

Alternatively, as bubbles has said, you can get a rent loan. Your employer might have to sign some papers for you. I'm getting my bank account soon (don't have residence permit yet) but that's only because my employer decided to take care of the whole thing himself and signed on my behalf (probably something saying that I wouldn't go wild with the credit card and then run off!). Banks typically credit cards and all sorts of loans your way!

If you divide the loan amount by 12, that would give you the monthly amount that your employer will deduct from your salary! The actual accommodation allowance offered should be stated in your contract.
