Talking Advice on accom near Bus. Bay

Hi Guys

I shall be moving over to Dubai early next month and shall be based in Business Bay.

Any advice which areas are good for accommodation near to business bay, i would prefer journey to work to be about 30 Mins and have heard traffic is a nigthmare.

I would be looking for 2 bed apart. with gym, pool etc.

There is lots of new residential in the business bay area. It is really going ahead. We drove through a couple of months ago, some areas are open, I saw a really nice development in the old style a combination of the fort style and the windtower houses. They are clustered around the base of the the new Burj tower.
I think they are going to put a light rail or bus service into the business bay area.
At the moment Dubai is the pits to get around. everyone drives, we live in Bur Dubai and it takes 35 to 45 mins most mornings to go about 3klms. There is always a backup at the world trade centre round about.
The metro runs along Sheik Zayed Rod to Abu Dhabi border. It is due for completion in Sept 2009 I think. It will be a driverless train commuter system.
I think they are trying to upgrade the buses too, and there are heaps of new airconditioned bus shelters.

My daughter had casual work in the marina area and it was taking 2 1/2 hours to get there by bus from Bur Dhabi. It would be 20 25 mins by car without traffic. Sheik Zayed Rd is 4 or 5 lanes wide in each direction. A nightmare to get across, with few pedestrian access points.
we pay 19000 DHS a month for our 2 bedroom Hotel apartment. A unit would be 130,000. to 150,000 per month plus outgoings.
A lot of places try to get 1 cheque for a whole years rent.... sometimes they will take 2 3 or 4 cheques.

Umm Suquiem is nice, but expensive. Marina is popular but high rise.
Lakes, Meadows, Greens, Springs, Emirates hills are all residential communities
out near the Marina.

Al Barsha is growing and is near the mall of the emirates and priced reasonably
by comparison.
There is also Media City, International City, Dubailand, Discovery Gardens, Sports City ............heaps of new satellite developments.
If you can afford Business Bay though go for it. I think the plans for the creek extension will bring heaps more waterfront to the area. Old Town and Yansoon I think are in this area.
Cabs are cheap. Cars are cheap, Petrol is cheap 27C something like that.
They have recently brought in tolls to try and reduce the traffic on Sheik Zayed Road.
It is a place that is growing too fast with all the problems associated with that. The infrastructure is groaning, trying to provide power water and sewerage to the new areas. Construction costs have skyrocketed and there are concrete shortages.

Thanks for the advise sound like B. Bay up and coming.

So are any of the other places near bus. bay ie. within 30 - 45 mins at peak
time.

You say a unit would be 130,000 to 150,000 p/m. what is a unit and where abouts is this & what is a unit (seems damned expensive did you mean 13 to 15K pm)

yes you are right we pay 19000 dirham per month in Bur Dubai in a two bedroom Hotel apartment which is 228000.00 dirham per Annum

a similar two bedroom apartment in Bur Dubai would cost from 130,000.00 to 180,000.00 Dirhams per annum to lease depending on finish and location.

Al Barsha near the mall of the emirates on Sheik Zayed Road is comparable in price. There are also some upmarket villas.

The business bay area is more expensive to rent and I think sometimes the units are smaller in the newer developments. I don't think you could get anything less than 165,000 to 195,000 per annum in this area. Not sure if that's one or two bedroom.

High rise 2 bedroom apartments also available on Sheik Zayed Road. for around 180,000.per annum

The marina area is Ok too but there is a lot of construction there still. Everyone says if you can get in the first 6 blocks there it is better. There is a nice shopping and restaurant area with bars and outdoor eating areas and fountain.

It really depends on what sort of money you will be making. At the bottom end they advertise bedspaces for 800 Dirhams per month and if you want a villa 30,000.00 to 45,000.00 per month in the better areas.

hi there! i live in south ridge in busienss bay - love it! i work there too so my journey to work is about 10 mins in the car.
we are right near the al manzil and palace hotels - both lovely with souks, shops, chemists - everything that you might need.
our one bed appt is 130k dirhams a year. i couldn' recommend it enough.
wherabouts are you working in bsuienss bay>?

old town is pretty much completed, very nice area, + you will be 5 minutes away from work, next to Palace Hotel, check out some rental options there

Not sure where working in bus bay yet, but willing to pay about 170 p/a for
2 bed apartment so this sounds feasible.
