Default Not many properties available...really?

I just relocated to Dubai a couple of weeks ago, and have been surprised by the lack of actual properties available to rent. I knew a lot of the Dubizzle/Propertyfinder ads were fake, but I had no idea to what extent!

I'll have access to temporary housing for another couple of months, so I can be a little bit patient. Still, I'm curious if the market availability has anything to do with the time of year. Is there likely to be more apartment/villa turnover in September/October?

Oh, and what I'm looking for is a minimum 3 bedroom apartment or villa (unfurnished) in the Palm or Marina areas for roughly $300k/year. Is that unreasonable?

3 bedders in Marina/Palm are quite tricky to find, I was looking for one for a while, but settled on a 2 bedroom instead.

You should be able to get something for 200k/year (AED not USD). You should be able to get duplex penthouses in most buildings for 300!

Ah, force of habit-- I meant 300k/year AED for sure. I can't drop down to a 2 bedroom (without a mutiny from my kids), so I'm stuck looking for 3 or 4 beds. I'm very interested in those duplexes for sure, but even they seem really scarce. Plus, I have a little concern about my youngest climbing over the rail and diving off one of the high rises!

Your best bet would be to look at villas in Emirates Hills (Meadows, Jumeirah Islands, Lakes, Springs). They're close to the Marina but more readily available. You'd get something really nice for that budget, plus there's plenty of community parks, etc, for the kids to play in. Not much of that in the Marina/Palm.

Thanks Gavtek. We've looked in Jumeirah Islands, and my wife really liked it. On paper, it's a perfect option for us, and we may yet end up there. However, it is just so similar to how we live back home (USA), that I was hoping to find something a little different during our time here (2-3 years).

With your budget and requirments I would've thought you'd be looking at a Villa rather than an apartment.

As well as Emirates Living I'd have a look at Arabian Ranches.

For 300k you would get a Type A apartment in Marina Residence on the Palm. I live in a 3 bed Type B and they are 2700sq ft a Type A must be over 4000. I live in block 1 and I am sure the Type A on my floor has just been vacated. I believe they were going for around 270k beginning of the year.

With that budget you will something fantastic.
Look at Arabian ranches. Really nice!
