Default move to cyprus or not? help

I'm thinking of moving to cyprus but I'm hesitant as once I sell my house here in Belfast I won't be able to buy back if it all goes pear-shaped. I'm in my 40's so not moving for retirement reasons.
been looking on-line and how do you tell rogue estate agents from the real thing?
Would appreciate any advice. Is it easy to meet new friends, does the forum meet up or socialise? I want a nice area with all facilities. what are thoughts on all the new gated devlopments? Are they worth the money? What are the pitfalls.
If someone can recommend estate agents that would be great. Has anyone dealt with Nokta estate agents? Sorry for all the questions. Ruby

Ruby
Why don't you try renting for a while then you will get a better idea of purchase prices, developers and most of all ensure you don't buy in the wrong place unless you know and are sure what you want i think it's a massive risk your taking. You have to do your homework if you look at some of the postings on here and other sights you will be amazed at the help and support you can get. I'm a newbie too but the site is really helpful and everyone seem's to offer good sound advice

HI Ruby.Take your time. you must go over and look around. to find a area thats right for you. It is scary, you get good and bad storys. We bought off plan in 2004 for£55000 now its £70000. it all went well. it was a small developer. more personal .get your own legal advice. Dont be tempted to do a three trip you will be draged around not left to look your self. And will come home with a dream that may be a nightmare.Look at New Home in Cyprus - independent property agent All the best Tricia

off plan

thanks for the advice, it's very helpful. I have a dream that i will live in the sun with a dog and a couple of cats by my feet. I really want to escape all the stresses of life in Belfast. My main reason for wanting to move is my health. I have rheumatoid arthritis and the heat is excellent for my condition.
My next move is to get a package deal early next year and suss things out. i don't want to do an inspection visit as i'll be tied to one vendor.
I'm excited and apprehensive all at the same time. I think, well other people do it so why can't I. It can't be that difficult!
As long as I have all the english tv channels, I'll be ok.
Anyway that's for the advice. Ruby

One of my good friends bought a place in Cyprus and he had no end of trouble with the builder .... took about 3 years to get it finished and then they ended up having to pay penalty charges even though they didn't think they had done anything wrong!

jez, that's mad! i'm going for a resale so i shoudn't encounter that. my dream is to live in the sun and Cyprus will definitely give me that. not rushing it. will take my time with viewings. hope to go out in January with family too.
i'm looking at north cyprus as property is cheaper but will only consider buying if title deeds are displayed. any advice will be gladly receive. Ruby

Ah, thats interesting .... are there any particular problems with buying a Northern Cyprus place? I saw a prog on TV about the border, and the no mans land inbetween is really wierd, just left as it was all those years ago.
